REPORTS TO: Key Account Director for Social Sector
RESPONSIBLE FOR:

Commercially minded Key Account Manager responsible for building and nurturing pipeline opportunities, developing long-term client partnerships, and positioning VPS as the partner of choice for organisations and local authorities within the social and public sectors.

• Achieving / exceeding sales targets, client management and retention, with growth of portfolio within the social and public sectors.
• Delivering on customer experience and journey.
• Being an ambassador for VPS and positively representing the wider Group
• Identifying and converting profitable sales opportunities, with a focus on margin.
• Reporting activity to the team and wider business.
• Collaborative working with the immediate and wider team.
ROLE PURPOSE:

 

VPS deliver a broad range of security and related services to void, refurbishment and regeneration projects across the Social Housing, Blue Light, Health, Education, Retail, Commercial and Residential sectors. We combine a national reach and capability with a local focus, combining strong sector, customer understanding and expert operational skills.

 

The role requires a dynamic and commercially driven Key Account Manager to build key market positions within the social and public sectors, by locating, developing, defining, negotiating and closing business relationshipsboth existing portfolio and new opportunities to deliver long term profitable business.

 

This is a highly visible role with significant accountability for revenue generation, sector strategy development, and cross-functional collaboration with operations, marketing, and service delivery teams.

Key Accountabilities & Activities
Business Growth & Market Development

• Identify, qualify, and develop new business opportunities across organisations and local authorities within the social and public sectors.
• Nurture portfolio to ensure retention and growth opportunities are developed
• Develop detailed sales plans to target strategic accounts and growth aligned to the sector.
• Identify trendsetter ideas by researching the market and related events, publications and announcements, tracking potential and client’s contributions and their accomplishments. 
• Screen potential business deals by analysing market strategies. 
• Ensure maximisation of profit and business opportunities. 
• Close new business deals by coordinating requirements, developing and negotiating contracts with the business operations 
• Contact potential clients by telephoning them, generating selling opportunities. 
• Lead commercial negotiations, preparing proposals and commercial terms to secure new contracts and strategic alliances.
• Position VPS as a Risk Mitigation Business to stand out from competition.
• Identify cross sell opportunities throughout the VPS Group.
 

 

Client Relationship Management

• Build and maintain strong, consultative relationships with senior stakeholders (e.g., Heads of Property, Asset Managers, Housing Managers, Regeneration Directors).
• Understand clients’ asset management challenges (risk mitigation, insurance compliance, vacancy cost, asset preservation) and position tailored VPS solutions accordingly.
• Communicate effectively and efficiently with clients, potential clients and new clients. 
• Work with internal Sales Support Team and wider Social Team to serve as a client advocate internally to ensure service delivery excellence and continuous improvement.
 

Sector Expertise & Insight

• Maintain up-to-date knowledge of the social and public sector landscape, including trends across vacant property risk, insurance compliance, maintenance requirements, and national regeneration programmes.
• Attend industry events, conferences, and networking forums to raise VPS’s profile and identify new partnership opportunities.
• Protect the business values by keeping information confidential and produce strong professional Security Risk Assessments that adhere to the standards of the company. 
 

Collaboration & Internal Leadership

• Work closely with marketing to develop targeted campaigns, thought leadership content, and sector-specific collateral.
• Collaborate with operations and service delivery teams to shape bespoke solution packages that align with client needs.
• Provide feedback on market requirements and competitor activity to inform product/service enhancements.
• Support Social team with sector growth opportunities to benefit the wider team.
• Solve problems and the acumen when to escalate, to line manager for consultation. 
• Ensure activity levels are maintained, and time management is maximised. 
• Liaise with line management and colleagues at all levels throughout the business, effectively and professionally and provide market feedback. 
• Develop and manage the profit of the new businesses ensuring best value in all expenditure. 
• Oversee monthly and quarterly assessments and forecasts of selling goals 
• Oversee short and long-term financial and managerial reporting. 
• Identifying trends within the business. 
• Develop a continuous improvement approach to service delivery. 
• Work with other departments to ensure an excellent service is provided to our customers. 
• Flexible approach with the working patterns as and when required. 
• Undertake any training as and when required.

Essential/Desirable qualifications and experience and personal attributes
Essential: 

• Existing network in UK social or public sector (housing associations, local authorities), property management, or real estate groups.
• Knowledge of security sector
• Proven account management and / or B2B sales experience with a track record of driving new business in the social sector, public sector, property, estate services, asset management, facilities management, or related sectors.
• Exposure to strategic or national account structures, and frameworks
• Strong experience of contract negotiation
• Strong commercial acumen with the ability to build and close complex deals with a focus on growth
• Excellent relationship building, negotiation, and presentation skills.
• Ability to manage a pipeline and forecast sales performance accurately.
• Knowledge of property risk, vacant property issues, compliance and mitigation services.
• Experience selling integrated service solutions (technology + human intervention + managed services).
• Experience using crm systems and working with data to drive decisions
